Self-Managed Superannuation Fund House and Land
In the past if you were looking to purchase an investment property within a Self-Managed Superannuation Fund (SMSF) you would have been mostly limited to off the plan apartments or completed or older properties as these choices offer a single contract purchase. A single contract for purchase is mandatory when investing in property through a SMSF.
So to enable a House & Land package to be purchased within an SMSF there must be a single contact whereby the dwelling must be completed prior to settlement. Under a single contract the only payments that are made are in respect to the deposit and settlement, there are no construction progress payments and the land is not paid for until construction has been completed.
This is often difficult and / or expensive for Builders because it means that they have to purchase and fund the land, fund and construct the dwelling and wait until completion for any payment so most builders are unable to offer this option.
Outside of SMSF’s House and Land packages are generally purchased using ‘dual contracts’, one for the land and one for the build.
